  • The Guardian (Oversight): Once construction starts, we monitor your builder, review valuations, inspect the site, and manage variations — so no one cuts corners on your project.

To be clear about what we are not:

  • We are not a construction company. We design and administer the contract, but we do not employ the trades.
  • We are not a lender. We advise on finance strategy, but we do not lend capital.
  • We are not solicitors. We advise on legal strategy, but we do not do conveyancing.

Your PCMA Academy membership includes six complete property development courses. Each one teaches a different way to create equity from UK property:

  • Commercial-to-Residential Conversions (C2R) — Repurpose redundant offices, shops, and commercial buildings into high-yield residential units using Class MA and Class O permitted development rights. Target outcome: £150k–£400k profit per project.

The Plan: How a Typical Partnership Unfolds

Phase 1: Find and Validate Your First Profitable Deal (Months 1–2)

The first two months are about one thing: making sure your first deal is strong enough to generate a return that covers your membership many times over.

During this phase, two things happen at the same time:

What you do (learning):

  • Begin the PCMA Academy courses relevant to your chosen strategy (e.g., C2R, HMO, Title Split).
  • Learn how to identify high-potential deals, read planning portals, and analyse local market data.
  • Attend your 1-on-1 onboarding call to set your 12-month portfolio goals.
  • Start sourcing properties using the deal-finding frameworks taught in the Academy.

What we do (execution):

  • Run a full Development Appraisal on every deal you bring to us — this is a detailed financial model showing purchase price, build costs, Gross Development Value (GDV), and projected profit.
  • Conduct a Planning Feasibility Study to confirm whether the local authority is likely to grant permission for your proposed scheme.
  • Conduct an Architectural Feasibility Study to confirm the building can physically accommodate your proposed layout.
  • Reject deals that do not meet our profitability thresholds. We will tell you why, so you learn from each one.
  • Build the complete financial model for the winning deal — the one you will take forward into Phase 2.

Result: You have a validated, financially modelled deal ready for execution — and the knowledge to find the next one yourself.

Phase 2: Design, Plan, and Build (Months 3–8)

Once the deal is locked, you do not do the technical work. Our team at Plandome does.

Our in-house architects and planners take over the full technical execution:

  • Architectural Concept Design — we draw up the scheme.
  • Planning Applications — Householder, Full, Outline, Prior Approval, Listed Building Consent, or Change of Use. Whichever your project requires.
  • Building Regulations Drawings (Royal Institute of British Architects Stage 4) — the detailed technical package your builder needs to price and construct.
  • Survey Coordination — we appoint and manage all third-party surveys: structural, drainage, ecology, noise, flood risk, and more.
  • Tender Package and Contractor Vetting — we prepare the schedule of works, bill of quantities, and help you select the right builder at the right price.

You receive weekly executive briefings. You make the high-level decisions. We handle the complexity.

Phase 3: Scale and Sovereignty (Month 9+)

With your first project moving through the system, we shift to scale.
